Guard House Widen the entrance gates at guard house. Unlikely the visitor vehicle will be blocking the entrance. Further, there is no space for road widening and the entrance has been approved by Majlis Perbandaran Sepang.

Rumbun Ceria Existing enquiry on 29/8/2015 : The landscape as per today do not set itself as designer landscape and do not have abundant of greenery as promisied in your website as the concept of "Home with nature". House Exterior Existing enquiry on 28/1/2016: The water tank on the roof top is visible from outside. This make the house looks cheap and lousy design/workmanship. close Feedback from Setia Haruman on 8/8/2016: The planning side has confirmed that the water tank for Type A will not be covered and only Type B will be covered as the water tank can be seen as you enter the entrance Ceria Residences i.e. Guard House. Ground Floor Both guest room and maid/ultility room at ground floor tiles should align with the design of the living hall tiles. It really looks od when both guest and ultility room are having 1x1 tiles whereas living/dining room are having 2x2 or 4x4 tiles. close Feedback from Setia Haruman as of 18/11/2016: Both guest room and utility room at ground floor are a compartment by itself. Therefore, the floor tile is not necessary to be same as living/dining area. The door at guest room and utility room also act as separation boundary of different tiles.

Ground Floor Low edge fencing at backyard open Feedback from Setia Haruman as of 18/11/2016: This is an additional fencing provided by Setia Haruman, besides the external perimeter fencing along the boundary of the land. A lot of gated and guarded development don’t provide internal fencing for the houses.

House interior The air con piping and copper tubing for the living hall is right above the sliding door, which will cause difficulty later when installing curtains for the door. Guard House The guardhouse in general looks mediocre. The high roof especially looks unfinished. Not sure if the soffit ceiling with proper gutter for the high roof will be installed at a later stage, but as of now, it looks bare and cheap. It doesn't even have an industrial feel if this was the original intention of the design. During heavy rain, vehicles passing through the guardhouse may be subjected to enormous volume of water splashes onto them if no proper gutter is installed. close Feedback from Setia Haruman as of 18/11/2016: The design of the guardhouse is not meant to be industrial feel. Roof fall gradient instead of gutter is used for a more natural fall of water during rain.

Playground Trees were sparsely planted. Not sure if the type of trees planted are shady type. For the row of double storey houses backyard facing the playground, there is no privacy at all for them. There isn't any high dividers or high plants that can in a way prevent people at the playground area from seeing the backyards directly. Benches are also limited. wip Feedback from Setia Haruman as of 18/11/2016: Most of the trees planted are shady types. The tree need some time to mature to full canopy size. The design intention is for the row of double storey houses to enjoy the landscape view from the houses. High plants will obstruct the view. Perimeter Fencing Is the external perimeter fencing is of electrified type? If yes, what are the safety precautions taken to ensure their safe use to the residents? Are enough warning signs provided? Entire Development 1. The overall landscaping of the development must be improved; especially the landscape park is very different from the illustration presented in the sales brochure and information. Landscaping at main entrance and along the streets are also bad; trees and shrubs are under-provided, do not seem to be of good species or mature enough. The entire development is no designer's landscape and abundant greenery as promised. 2. The entire perimeter fence design needs to be reviewed to ensure security concern is addressed. There are areas can be easily climbed over with aid of wooden planks or existing pipe. 3. All the painting works for the entire development must be improved. There are many patches painting work on building, entrance feature wall, etc. 4. Proper lighting must be provided at the main entrance, not only for driver safety but also to create a good impression for the development. wip Feedback from Setia Haruman as of 18/11/2016: Additional landscaping works are still in progress. The perimeter fencing is an anti-climb fence equipped with motion detection system. Furthermore, this is a guarded community. The guard will also patrol along the boundary to prevent trespassing. Lanscaping Works Overall current landscaping works are rather disappointed. There is no impressive concept & feature design. Using cow grass at back yard & walkway especially at recreation park is totally unpleasant perhaps downgraded as a whole. Guard house at main entrance The entrance guard house sees rather narrow and compact. Road turning and insufficient temporary car parks for visitors to register at Guard House before entering could be an issue when all phases completed. Condo exterior paint I would like to request clarification if the exterior building paint work for the condominium is the final one? Based on sales pictures, the buildings have a more refined colour theme, with classy muted tones. If these contractors would like to promote their services or product, they can do so by leaving their pamphlets at the guardhouse or they can insert them in the letter box. new
